The figures below are averages of transactions closed in the past ninety days, weighted by interior surface area. Individual properties vary by a factor of three or more depending on view, proximity to the sea, terrace depth, and — on the coast — private beach access.

Rental yields

Long-term lettings

Gross rental yields on the Riviera run between 2.5% and 4.5% for long-term unfurnished leases, with Nice and Cannes at the higher end and Cap-Ferrat at the lower end. Seasonal lettings can reach 6%+ gross but carry higher management costs.
